Terms of Service

1. Agreement to Terms

By creating an account or using FRB Rentals AI Intelligence or FRB Rentals PM Intelligence (each a “Service,” collectively the “Services”), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, do not use the Services. The Services are operated by FRB Rentals LLC (“FRB,” “we,” “us,” or “our”).

2. Description of Services

FRB Rentals AI Intelligence is a web-based financial analysis tool designed to help real estate investors model and evaluate rental investment properties (STR, MTR, and LTR). It provides calculators, projections, scenario modeling, and related analytical features.

FRB Rentals PM Intelligence is a web-based property operations tool for managing short-term, mid-term, and long-term rental properties day to day — including voice-driven walkthroughs, task and checklist management, inventory tracking, team and vendor management, and a property knowledge base, with AI-assisted features throughout.

A single FRB Rentals account may be used to access either or both Services.

3. Not Financial, Investment, or Professional Advice

The calculations, projections, scores, suggestions, and other outputs produced by the Services — including AI-generated content — are for informational and educational purposes only. They do not constitute financial advice, investment advice, tax advice, legal advice, or any professional advisory service.

All financial models involve assumptions and estimates that may not reflect actual market conditions, property performance, tax obligations, or future events. AI-generated suggestions (for example, maintenance recommendations, drafted procedures, or task suggestions) are based on the information available to the Services and may be incomplete or inaccurate. Past performance of any property or market does not guarantee future results. You should consult qualified financial, tax, legal, and other professionals before making any investment or operational decision.

FRB expressly disclaims any liability for decisions made in reliance on outputs from the Services.

4. Your Account

• You must be at least 18 years old to create an account.
• You are responsible for maintaining the confidentiality of your login credentials.
• You are responsible for all activity that occurs under your account.
• You must provide accurate information during registration and keep it current.
• You may not share your account with others or create accounts on behalf of third parties without authorization.

5. Acceptable Use

You agree not to:

• Use the Services for any unlawful purpose or in violation of any regulations.
• Attempt to gain unauthorized access to any part of the Services or their infrastructure.
• Reverse engineer, decompile, or attempt to extract the source code of the Services.
• Use automated scripts, bots, or scrapers to access or collect data from the Services.
• Resell, sublicense, or commercialize the Services or their outputs without written permission from FRB.
• Upload or transmit malicious code, viruses, or any harmful material.

6. Your Data

You retain ownership of the property data, financial inputs, operational records (including walkthrough observations, photos, tasks, checklists, inventory, equipment, and team/vendor information), and other content you enter into the Services (“Your Data”). By using the Services, you grant FRB a limited license to store, process, and display Your Data solely to provide the Services to you — including sending relevant portions of Your Data (such as voice recordings, photos, or text you submit) to AI providers as described in our Privacy Policy, solely to generate the AI features you request.

We do not sell Your Data to third parties. Aggregated, anonymized data may be used to improve the Services or publish market benchmarks. See our Privacy Policy for details.

7. Third-Party Services

The Services integrate with third-party providers, including Supabase (data storage and authentication), Google Maps (address lookup), Rentcast (property data), Walk Score (walkability data), Anthropic (AI processing for voice, photo, and text features), Stripe (subscription billing), Resend (transactional email), Cloudflare (bot/spam protection), and Vercel (hosting). Your use of features powered by these services is also subject to their respective terms and privacy policies. FRB is not responsible for the accuracy of data provided by third parties.

8. Disclaimer of Warranties

THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. FRB DOES NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ANY CALCULATIONS, PROJECTIONS, OR AI-GENERATED OUTPUTS WILL BE ACCURATE OR COMPLETE.

9. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, FRB SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR BUSINESS OPPORTUNITIES, ARISING FROM YOUR USE OF OR INABILITY TO USE THE SERVICES, EVEN IF FRB HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

IN NO EVENT WILL FRB’S TOTAL LIABILITY TO YOU EXCEED THE AMOUNT YOU PAID TO FRB, ACROSS ALL SERVICES, IN THE TWELVE MONTHS PRECEDING THE CLAIM.

10. Termination

You may close your account at any time by contacting us. We may suspend or terminate your access to either or both Services if you violate these Terms or for any other reason at our discretion, with or without notice. Upon termination, your right to use the affected Service(s) ceases immediately. We may delete your data after a reasonable retention period following termination.

11. Changes to Terms

We may update these Terms from time to time. We will notify you of material changes by email or by displaying a notice in the applicable Service. Continued use of the Services after changes take effect constitutes your acceptance of the updated Terms.

12. Governing Law

These Terms are governed by the laws of the State of Delaware, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Delaware.

Privacy Policy

1. Who We Are

FRB Rentals AI Intelligence and FRB Rentals PM Intelligence (together, the “Services”) are operated by FRB Rentals LLC. This Privacy Policy explains how we collect, use, and protect your information when you use either Service. By using the Services, you agree to the practices described here.

2. Information We Collect

Information you provide directly

• Account information: Full name, email address, password, phone number (optional), and how you heard about us (optional).
• Financial analysis data (AI Intelligence): Property addresses, purchase prices, financing details, income assumptions, and expense data you enter.
• Property operations data (PM Intelligence): Property details, room and equipment records, walkthrough observations and photos, voice recordings you submit for transcription, tasks, checklists, inventory, SOPs/FAQ entries, and team/vendor contact information.
• Feedback and support: Messages, bug reports, and feature requests submitted through the feedback form.

Information collected automatically

• Usage data: Pages visited, features used, and actions taken within the Services.
• Traffic and referral data: On our public pages, the page path you viewed, the referring site or campaign link, your device type, your browser’s user agent string, and approximate location (country and city) as reported by our hosting provider. We do not store your IP address alongside these page-view records.
• Security information: We record the IP address and approximate location of sign-in attempts and other account activity, to detect and block automated attacks on accounts. This is kept separately from the page-view records described above. We keep the IP address and city on these security records for 90 days, after which they are permanently erased. A record that the activity took place is retained, with the IP address and city removed, so we can understand how the Services are used.
• Device and browser information: Browser type, screen resolution, and user agent string (collected with feedback submissions to help diagnose issues).
• Cookies: Authentication session cookies managed by Supabase Auth, plus two first-party analytics cookies described in Section 7.

Information from third parties

• Rentcast: Property details (beds, baths, square footage, estimated value, tax records) retrieved when you look up an address. Stored in your property record.
• Google Maps: Address autocomplete suggestions. We do not store Google Maps data beyond what you select.
• Walk Score: Walkability scores retrieved for property addresses.
• Cloudflare Turnstile: A bot-verification signal used at signup to confirm you’re not an automated script. We do not receive or store any personal data from Cloudflare beyond a pass/fail verification result.

3. How We Use Your Information

• To provide, operate, and improve the Services.
• To authenticate your account and maintain session security.
• To detect, investigate, and block automated attacks, repeated failed sign-in attempts, and other abuse of the Services.
• To pre-populate property forms with third-party data you request.
• To process voice, photo, and text you submit through AI-powered features (e.g., walkthrough transcription, document scanning, SOP drafting) — only to generate the specific output you requested.
• To process subscription payments and billing for PM Intelligence via Stripe.
• To respond to feedback, support requests, and account inquiries.
• To send transactional emails (account confirmation, password reset, billing receipts). We do not send marketing emails without your explicit consent.
• To measure how visitors reach our public pages, so we can tell which posts, emails, and campaigns bring people to the Services. This uses the first-party cookies described in Section 7.
• To generate aggregated, anonymized benchmarks and market insights (your individual data is never included in a way that identifies you).

4. How We Store and Protect Your Data

Your data is stored in Supabase, a SOC 2 Type II compliant cloud database hosted on Amazon Web Services. Access to your data is controlled by Row Level Security (RLS) policies — you can only read and write your own records, and no other user can access your data. Both Services are hosted on Vercel.

All data is transmitted over HTTPS. Passwords are hashed and never stored in plain text. We do not store payment card information — subscription payments for PM Intelligence are processed directly by Stripe, a PCI-compliant payment processor.

5. Data Sharing and Disclosure

We do not sell your personal information. We may share your data only in these circumstances:

• Service providers: Supabase (data storage and auth), Google (address lookup), Rentcast (property data), Walk Score (walkability), Anthropic (AI processing for voice, photo, and text features), Stripe (payment processing), Resend (transactional email), Cloudflare (bot protection), and Vercel (hosting). Each provider processes only the data necessary to deliver their service.
• Legal requirements: If required by law, court order, or to protect the rights and safety of FRB or others.
• Business transfer: In connection with a merger, acquisition, or sale of assets, your data may be transferred. We will notify you before your data is subject to a different privacy policy.

6. Your Rights and Choices

• Access: You can view and edit your profile information at any time in Account Settings.
• Correction: You can update your name, phone, and other account details in Account Settings.
• Deletion: You may request deletion of your account and all associated data by contacting us. We will process deletion requests within 30 days.
• Data portability: Contact us to request an export of your data.
• Password reset: You can change your password at any time in Account Settings.

7. Cookies and Session Storage

We use cookies for two purposes. Both are first-party — set by us and sent only to our own servers. We do not set third-party cookies.

• To sign you in. Authentication session management, provided by Supabase Auth. You can disable cookies in your browser settings, but this will prevent you from staying signed in.
• To understand how visitors find us. On our public pages we set two small cookies. One holds a randomly generated identifier, so that a returning browser is counted once rather than as a new visitor every time. The other records which link or campaign first brought you to the site, so we can tell which of our posts and emails are actually reaching people. Neither is derived from anything about you, neither can be read by scripts running on the page, and neither is used to track you across other websites.

We do not use advertising cookies, tracking pixels, or third-party analytics services. You can clear or block the analytics cookies at any time without affecting your use of the Services — you will simply be counted as a new visitor each time.

Alongside these cookies we record the page visited, the site you came from, your device type, your browser’s user agent string, and the country and city our hosting provider reports. We retain public page-view records for up to 12 months. If you create an account, we keep a record of which campaign first brought you to us.

8. Children’s Privacy

The Services are not directed to children under 18. We do not knowingly collect personal information from minors. If you believe a minor has created an account, please contact us and we will delete it promptly.

9. Changes to This Policy

We may update this Privacy Policy periodically. We will notify you of material changes by email or by a notice within the applicable Service at least 14 days before the change takes effect. Your continued use of the Services after the effective date constitutes acceptance of the updated policy.
